SALE BY OWNER (FSBO)?
Maybe you can! And
maybe you will. Maybe
you have done it before
and gotten lucky?
Then again, you
might regret it.
It could be a $10,000
mistake. About
20% of all homes on
the market start out
with the idea that the
owner will run
a FSBO campaign,
placing a sign
in the yard and running
a few ads in the paper. This
approach works for about
3 in 10 who try it (more
in some neighborhoods,
less in others).
The other 70% of
FOR SALE BY OWNER homes end
up listed with a Real
Estate Agent within
a month or so.
This is sad
because all the money
spent on signs and ads while
selling BY OWNER is
wasted money.
Why
does it usually turn
out this way? That
is the $10,000 question!
Here is
the answer....
Or several answers.
- First, Sellers
often think twice
about letting strangers
into their home after
the first few visits.
- Maybe
a "buyer" spends too
much time looking
at your posessions,
or talking about your
children. Maybe
a "buyer gives
the seller the
"creeps" for some
other reason?
- Third,
sellers quickly realize
that buyers willing
to make offers on
FSBO homes are usually
looking for a deal,
or even a steal.
Many FSBO Buyers
buy and sell homes
for a living.
They may be hoping to
take advantage of
somebody who does
not know what their
home is actually worth. Many
actually hope to take
advantage of your
inexperience in a
complicatd transaction
involving large sums
of money. Because
most FSBO Sellers
have not sold very
many homes on their
own, this is often
the outcome.
- Fourth, the
typical FSBO buyer
will offer only 75%
to 80% of the asking
price - which is discouraging
to most sellers (if
they know what their
home is really worth).
- Fifth, the
seller is usually
trying to "SAVE" the
commission charged
by a Real Estate Agent.
But this is a false
notion. You
see, the FSBO Buyer
is also trying to
work an end run around
the commission. The
two ends of the deal
are almost always
too far apart. Buyer
and seller never
meet in the middle.
- Finally,
a kindly Real Estate
Agent persuades the
owner to rethink the
situation for peace
of mind and to get
better offers.
What
else is there to think
about? Plenty!
First, Real Estate Agents
tend to sell houses
for 97% of the asking
price while FSBO homes
tend to sell for only
80% of asking price.
Second, If a home is
well presented, and
priced correctly, by
a Real Estate Agent,
it will be advertised
on a dozen or so Real
Estate Web Sites, and
in the MLS System, and
in the local paper,
and in the Harmon Homes
book. Third, Some
Real Estate Agents will
email listing information
to all the other agents
in town, or hold a reception
for all the other agents.
This helps agents learn
about the new listing,
so they get to know
it and will present
it to their buyers. Fourth,
Real Estate Agents will supervise
the buyers as they tour your
home, providing an extra
measure of security
and peace of mind for
the seller. Fifth,
the Real Estate Agent
will generally have
had the buyer pre-qualified,
so they are not wasting
your time tracking through
your home with buyers
who cannot afford to
make a good offer.
Sixth, the Real
Estate Agent will use
professional marketing
methods that tend to accomplish more
showings per week. Finally,
a Real Estate Agent
is likely to obtain
an acceptable offer
within 30 - 60 days if
the home is presented
correctly and priced
correctly.

That is certainly an option,
but the odds are very
much against a good
outcome. FSBO
Homes rarely get into
the MLS system unless
you pay about $500 for
that ad alone.
